Patio Sealing and Concrete Protection in Malaga

For us, sealing a patio or driveway means two things done together: closing the cracks and open joints where water and dirt get in, and covering the whole surface with two coats of coloured synthetic resin that act as a protective film. The result is a surface that looks renewed and is easier to keep clean.

What does patio sealing actually mean?

Patio sealing is a loose term that people use for several different jobs. Some mean a clear coat over imprinted concrete to bring back its sheen; some mean filling the joints of block paving; some mean anything that stops a surface from soaking up dirt and water.

In our service, patio sealing combines the practical repairs, filling cracks, refilling open joints and rebuilding broken edges, with a coloured resin coating that covers the surface in a continuous film. That combination is what makes the patio look cared for and keeps it easier to sweep and wash.

Our system is coloured. If you want the existing colour kept exactly and only a colourless finish added, that is a different product and not part of our standard service.

Why seal cracks and joints before anything else?

Because open cracks and joints are where trouble starts on an outdoor surface. Water gets in, dirt collects, weeds take root and edges begin to crumble, and any coating laid over those gaps will follow the gap rather than bridge it.

Filling cracks and joints first gives the colour coats a continuous, firm base. It also means the finished surface reads as one smooth plane rather than a map of old damage.

Wide or moving cracks are a different story: they are a sign of something happening below, and our sister site on concrete crack repair explains when a crack needs a specialist.

How does a coloured resin coat protect the concrete?

A coloured resin coating protects by forming a film over the concrete, so everyday dirt, spills and staining sit on the coating rather than going straight into the pores of the slab. The exact resistance to water, oil, ultraviolet light and wear depends on the product and is stated on its data sheet.

Two coats matter here as much as for the look. A single coat leaves thin spots and pinholes, while the second coat closes them and builds an even film thickness across the whole surface. Our page on coloured resin coating explains the system in more detail.

Clear sealer or coloured coating: which do you need?

If the colour of your concrete is still good and you only want to bring back a little sheen, a clear sealer is the kind of product people usually mean. If the colour has faded, gone patchy or been marked by repairs, a clear sealer will simply preserve the problem under a shine.

  • Colour still good, surface just dull: a clear finish is the usual idea, but it is not our standard service.
  • Colour faded or patchy, surface sound: a coloured resin coating renews the look and protects it.
  • Surface cracked or breaking up: repair first, then decide on the finish.

Our article on coloured resin coatings versus clear sealers compares the two in more depth, without the sales talk.

What does patio resealing involve when the surface was coated before?

Patio resealing on a previously coated surface starts with finding out what is already there. If the old coating is sound and well bonded, it is cleaned and the new coats can go over it, subject to compatibility on the data sheet; if it is flaking or powdery, the loose material has to come off first.

Old coatings peeling in patches are a common sight on imprinted patios. Our guide on why paint peels from concrete explains the usual causes, so the same thing does not happen again.

Why does protection matter more on a villa you are not living in?

An unprotected surface on a villa that stands empty for weeks at a time collects dust, leaf litter, bird droppings and the green film that thrives in damp corners. By the time you arrive, the terrace needs a deep clean before you can enjoy it.

A sealed, coloured surface does not stop the dirt from landing, but it makes it far easier for a gardener, a cleaner or a rental team to sweep and rinse it away. For owners who let the property, that is the difference between a terrace that looks fresh in every guest's photos and one that slowly looks neglected.

If you manage the house from abroad, we agree everything in writing and send photos of the finished surface.

Where is concrete sealing most worthwhile?

It is most worthwhile on surfaces that get dirty fast and are hard to keep looking clean: driveways and carports with oil drips, patios with food and drink spills, paths under trees, and pool surrounds where sun cream and chlorinated water splash about.

For concrete sealing in Marbella, Mijas, Estepona or elsewhere on the coast, the process is the same: photo, cleaning, repairs, cut-in and two coats. The same system applies on patios and terraces and on painted block paving.

What does sealing cost?

Sealing and colour coating are priced together per square metre, adjusted for the amount of crack and joint repair, the condition of any old coating and access. The indicative price per m² is on our pricing site.

Frequently asked questions

Do you offer a clear sealer only?

No, our standard service is a coloured synthetic resin coating in two coats, which also acts as the protective layer. If you only want a colourless finish over concrete whose colour is still good, that is a different product and not something we offer as standard. We will tell you honestly if your surface needs that rather than our system.

Does sealing make concrete waterproof?

A resin coating reduces how readily water and dirt soak into the surface, but it is not a waterproofing membrane. It will not stop leaks through a terrace into a room below, or damp rising through a slab. What it does for water resistance is stated on the product data sheet.

Will a sealed patio resist oil stains?

A coated surface generally makes spills easier to clean up because they sit on the film rather than in the concrete. How resistant a coating is to oil, fuel and other chemicals is stated on its data sheet. Wiping up fresh spills quickly always helps.

How often does a patio need resealing?

It depends on the product, how much the surface is used and how exposed it is to sun and weather. The recoating interval is given on the product data sheet. In practice, when the colour starts to dull or wear through in traffic lanes, it is time to look at a refresh.

Can you seal over an old coating?

Often yes, if the old coating is well bonded and compatible with the new product according to the data sheet. Loose, flaking or powdery coatings must be removed first, otherwise the new coats will come away with them. We judge this from photos and on site before quoting.

Do you seal the joints in block paving?

Open or eroded joints are repaired as part of the preparation, and the coloured coats then go over the blocks and joints. We do not offer joint-only treatments such as re-sanding a whole driveway without recolouring. If your paving only needs joint work, a paving contractor is the better choice.

Will sealing make the surface slippery?

A coated surface is smoother than bare concrete and can feel different when wet. Slip resistance is stated on the product data sheet (to be verified for each product). On slopes, steps and around pools we take that into account when choosing the finish, and we discuss it with you before starting.

Does a sealed surface fade?

All outdoor coatings are exposed to strong sun and weather, and their colour retention depends on the product. The data sheet states its resistance to ultraviolet light. Lighter and darker colours also age differently, which we explain when you are choosing the shade.

Can you seal concrete around the pool?

Yes, concrete and imprinted concrete pool surrounds can be coated. Grip is the main consideration, and we only use a coating whose data sheet supports that use. We take care to keep washing water and paint residues out of the pool during the job.

Which towns do you cover for sealing?

We work across Málaga province from our base in Marbella, including Mijas, Estepona, Benahavís, Málaga city and the Axarquía. Send photos and your location and we will confirm we cover it. Our areas page lists the main towns. Coastal and inland areas are both covered.
